Gate 3 – Pre Contract Reconciliation → pass/fail
Rule: If numbers don’t align at a gate, we pause, re‑scope or value‑engineer before proceeding. No surprises.
Health & Performance Spec
Indoor air: CO₂/VOC thresholds
Airtightness: Min 1.0ACH @ 50Pa target and test
Thermal stability: designed diurnal swing band
Acoustics: room‑by‑room Rw targets
Verification is baked into design and commissioning.
Concierge Selections
Curated options and finish suites; 90% of decisions locked before tender to protect budget and schedule.

FAQ
-
With our Three‑Gate Budget System. We work with builders right from teh start to cost‑check at Concept, Design Development, and Pre‑Tender. If a gate fails, we pause and re‑scope before committing further. No surprises.
-
No. We start with a $1,000 Strategy Intensive that produces a risk map, brief clarity, budget framework, and project roadmap in 1–2 weeks. It’s the fastest way to buy clarity and remove guesswork.
-
Yes—provided they meet our quality standards. We involve builders early for cost and buildability input, ensuring they are committed and invested in the project well before work begins on site. We remain the accountable lead all the way through.
-
We model the design using passive house software to ensure it aligns with world class thermal stability, moisture control, air quality management and acoustic standards. But unlike most, we then test the as build home to verify that it is complying with the design standards for airtightness, insulation consistency, mechanical services efficiency etc. We then ensure you are provided with clear guidelines on how to maintain your home to ensure these standards are sustained.
-
Most bespoke projects require several months of design and approvals before breaking ground, depending on council, overlays and construction complexity. You’ll receive a dated schedule after the Strategy Intensive.
-
Not typically. We tend to serve private owner‑occupiers seeking a 100‑Year Home. Protecting quality and performance comes first. We are happy to work with developers who value quality and are committed to as-built testing to confirm compliance.
